Apartments for young adults near Seminole Hard Rock Hotel & Casino

BSD Capital has proposed a mixed-use project in Dania Beach featuring apartments, townhouses and retail space. The city’s Planning and Zoning Board will consider the rezoning
application for Koosh Living on April 20. It would be located on the 10-acre site at 3851 Stirling Road, across from Hollywood Hills High School and three blocks east of the Seminole Hard
Rock Hotel & Casino Hollywood.
The property currently has a single-family home and signifcant number of FPL power lines. It was acquired in 2020 for $5 million by 3851 Stirling Holdings, managed by Boca
Raton-based BSD Capital, which is led by Guy Levintin and Sharon Sharaby.
The developer wants to rezone the site from single-family estate residential to planned residential development. This would require both City Commission and County Commission
approval.
Attorney Rod A. Feiner, who represents the developer in the application, said Koosh Living would have 32 townhouses on the east side of the property facing the adjoining single family
homes and then a six-story building with 199 apartments and 13,500 square feet of retail space along Stirling Road. There would be 387 surface parking spaces, with the parking behind
the building so the retail fronts the street.
Feiner said the project would be positioned to avoid the FPL power lines, so none of the building would be beneath the power lines. In fact, the developer would place outdoor amenities in the easement for the power lines, including a walking trail, a dog park, a playground and four basketball or tennis courts, he said. The apartment building would also include a pool, a fitness
center and coworking space, Feiner said.
The apartments would be studios or one-bedroom units. The townhouses would be two- and three-bedroom units, he added. “Making these apartments one bedrooms or studios would
make them perfect for young adults just starting out who want to live in the area but can’t afford it now,” Feiner said.
Joseph Kaller, the head of Hollywood-based Kaller Architecture, said his developer client felt Stirling Road is one of the few major streets west of Interstate 95 in Broward County
with a significant amount of undeveloped land, so there’s a void that can be flled with this project. Kaller said it would likely take at least a year and a half before the developer can break ground.
With rental rates increasing in Broward County, more developers have been eager to build apartment complexes. The Hard Rock is one of the county’s largest employers.
